For the fourth year running, Linda and the team at SlovakiaTech in Košice, Slovakia, invited Matthew to give their keynote. This time he was asked to speak on the future of the smart home, arguably the most important place in all our lives.

The smart home has been talked about for decades and has grabbed the attention of science fiction writers the world over. Yet even though the technology to make it a full reality is now emerging, for many people having a smart home still means an Alexa device chatting to them in the kitchen.

"Truly smart homes can help us all live longer, healthier, happier, and more convenient and comfortable lives."Matthew Griffin, Košice, March 2025

Matthew explored the future of communities, home construction and the home itself, all framed by the technologies available today. He began with the importance of green spaces and how AI is starting to help create greener communities that prioritise people's mental health. He then looked at the latest 3D printed buildings and materials being used to create Passive Homes.

Finally he turned his attention inside the house, showing how truly smart homes can help us all live longer, healthier, happier, more convenient and more comfortable lives, a long way from a voice assistant on the kitchen counter.

What this means for your leadership team

The home is now a system.

The keynote treated the smart home as more than devices. It spans the community around it, the way it is built and what happens inside it. Leaders in property, health and energy should plan for all three layers together.

Construction is changing first.

3D printed buildings and Passive Homes are already being built with today's technology. 311 rates 3D printed buildings as one to watch, with wide use expected around 2036. Green construction is rated Prepare, with wide use expected around 2028.

Wellbeing is the real product.

The session tied green communities to mental health, and smart homes to longer, healthier lives. Care is also moving towards the home, as health systems treat acutely ill patients there. Organisations that serve homes will increasingly be judged on health outcomes.

Three questions for your next leadership meeting

  1. Which part of our business depends on how homes are built?
  2. Are we planning for the home as a health setting?
  3. What would a smart home offer look like beyond a voice assistant?
